The City has received a development application for a double-storey house for Lot 447 (67) Bridgeman Drive, Bennett Springs. The lot is zoned Residential Development with a coding of R20. The lot has a site area of 600m2.


Table B of the Residential Design Codes provides that 50% of the total lot area must be set aside as open space. The design submitted to the City provides 37.8% open space, in variation to the above requirement.


The City is therefore conducting alternative merit-based assessments against the design principles due to the above variation. The merit-based assessment is against the following design principle:


P4 Development incorporates suitable open space for its context to:

  • reflect the existing and/or desired streetscape character or as outlined under the local planning framework;
  • provide access to sunlight for the dwelling;
  • reduce building bulk on the site, consistent with the expectations of the applicable density code and/or as outlined in the local planning framework;
  • provide an attractive setting for the buildings, landscape, vegetation and streetscape;
  • provide opportunities for residents to use space external to the dwelling for outdoor pursuits and access within/around the site; and
  • provide space for utilities and essential facilities.
